Water Heater Leaking Right Now? Do These 5 Things First

A leaking water heater is rarely an emergency in the first few minutes, but water damage adds up quickly, especially over a mobile-home floor or a wood water heater stand. Take these steps, then give us a call.

  1. Turn off the cold water. Find the valve on the cold pipe at the top of the tank and turn it off. A lever handle goes crossways to the pipe; a round handle turns clockwise.
  2. Turn off the heat. For an electric heater, switch off its breaker. For a gas heater, turn the gas control knob to "Off" or "Pilot."
  3. Open a hot water faucet nearby. This lets pressure out of the tank and slows the leak.
  4. Protect the area. Move boxes and rugs, put down towels, and push water toward a drain or the garage door.
  5. Call (480) 555-0147. We answer 24 hours a day. Tell us where the water is coming from and, if you know, how old the heater is.

Water spraying or pouring out? Shut off your home's main water valve too. Smell gas? Leave the house first, then call 911 and your gas company (Southwest Gas, or your propane supplier) from outside. Don't use light switches.

Step-by-step pictures for gas, electric and tankless heaters are on our how to shut off a water heater guide.

Where Is Your Water Heater Leaking?

Where the water comes from tells you most of what you need to know. Wipe the tank and floor dry, wait a few minutes, then check from the top of the heater down. The first wet spot you find is usually the source.

Is it a leak or just condensation?

Gas water heaters can "sweat" when cold water comes into a hot tank, especially on cool winter mornings. Condensation leaves a small puddle that dries up once the tank is fully heated. A real leak keeps going and gets bigger. Not sure? Tuck a dry paper towel under each fitting and valve, and check it again in 30 minutes.

Why is water dripping from the relief valve pipe?

The temperature and pressure (T&P) relief valve opens when pressure or temperature in the tank gets too high, then should close tightly. A constant drip usually means the valve is worn. Water that comes out now and then, often on hot afternoons, usually means pressure is building in your plumbing with nowhere to go, and an expansion tank is the fix. Never cap or plug a T&P valve.

My water heater is only a few years old. Why is it leaking?

Apache Junction's hard water can wear out tanks early, and a fitting or valve can fail on a new heater too. Before replacing a young tank, check the manufacturer's tank warranty using the serial number on the label. We'll help you find the source, so you know whether it's a repair or a warranty claim.

Apache Junction conditions

Common Water Heater Problems in Apache Junction Homes

Water heaters wear out faster here than in many parts of the country. Hard water, heat, monsoon season and the way many homes are built all play a part. Knowing the local causes helps you catch trouble early.

Hard water & sediment

Apache Junction tap water measures about 13–16 grains per gallon of hardness, more than double the US average of about 6. It comes from Arizona Water Company wells blended with Central Arizona Project (CAP) water, and from the Apache Junction Water District, whose Colorado River water is treated at the Superstition Area Water Plant. Calcium settles in the tank, causing rumbling, clogging the drain valve and using up the anode rod faster.

Summer heat

July highs average around 105°F, and the area's record is 119°F. A water heater in a closed garage or an outdoor closet sits in even hotter air for months, which is hard on relief valves, rubber washers and flex connectors.

Monsoon storms

From June 15 to September 30, power surges and outages can burn out electric heating elements and thermostats. Heavy rain and flooding can also reach outdoor and closet units.

Cold winter nights

Lows average in the low 40s, but they've dropped into the high teens. Exposed lines and outdoor water heater closets on older mobile homes can freeze and crack on those rare nights.

Wood platforms & stands

Many garage water heaters sit on wood-and-drywall platforms. A slow leak can soak the platform and spread into the walls before anyone notices. A replacement is a good time to switch to a metal stand and a drain pan.

Missing expansion tanks

When thermal expansion has nowhere to go, the relief valve drips and the tank is under extra strain. It's one of the easiest leak causes to fix for good.

Other warning signs: rusty or brown hot water, rumbling or popping when the heater runs, hot water that runs out faster than it used to, a pilot light that keeps going out, a damp or soft floor near the heater, or a tank that's more than about 8 years old. Any one of these is worth a call before it becomes a leak. Read more about Apache Junction hard water and your water heater.

Repair or replace

Can a Leaking Water Heater Be Repaired, or Does It Need Replacing?

If the water is coming from a valve, a fitting or a pipe, the heater can almost always be repaired. If it's coming from the tank itself, it can't. No patch, sealant or weld makes a rusted-through tank safe again. Plenty of leaks that look like they're from the bottom turn out to be the drain valve or the relief valve pipe, so find the source before you pay for a new heater.

  • The tank body is leaking: replace the water heater.
  • A valve or fitting is leaking and the tank is under about 6 years old: repair it, and check the manufacturer's warranty if anything else looks off.
  • A valve or fitting is leaking and the tank is 6–10 years old: a repair usually makes sense. If it would cost more than about half the price of a new installed heater, replacing is the better buy.
  • The tank is over about 10 years old with rust, rumbling or rusty hot water: plan a replacement. In East Valley hard water, many tanks start having trouble at 7–9 years rather than the usual 8–12.

How do I tell how old my water heater is?

Check the label on the side of the tank. The serial number usually includes the month and year the heater was made, but every brand (Bradford White, Rheem, A.O. Smith, State) uses its own code. Read the serial number to us over the phone and we'll tell you the age. More detail is in our repair or replace guide.

Costs

How Much Does Water Heater Leak Repair Cost in Apache Junction?

Valve and fitting repairs cost far less than a new water heater. For a full replacement, Phoenix-area homeowners pay about $1,224 on average for a standard tank, with most jobs between $797 and $1,659. We explain your options and the price before any work starts.

JobTypical Phoenix-area cost
Drain valve, T&P valve or fitting repairA service call plus the part, well below the cost of a new heater
Tank flush$75–$150
Standard tank replacement, installed$797–$1,659 (average about $1,224)
Tankless replacement$3,000–$4,200
Plumbing permit for a tank replacementAbout $75–$200 in Phoenix; Apache Junction sets its own fees

What changes the price: gas or electric, tank size (30, 40 or 50 gallons), a model approved for mobile homes, moving the heater, replacing a rotted stand, adding code items such as an expansion tank or pan drain, and haul-away of the old unit. See the full water heater repair cost guide.

Is a $2,650 or $3,200 quote too much?

Those figures come up often in Phoenix-area homeowner discussions. A standard 40- or 50-gallon tank swap usually costs less. A higher quote can be fair if it includes a tankless unit, a power-vent model, code upgrades or repairs to a water-damaged closet, so always ask for an itemized quote. You're welcome to call and talk through a quote you already have.

Does homeowners insurance cover a leaking water heater?

Usually not the heater itself. Standard policies don't pay to replace appliances that wear out with age. Many policies do cover sudden water damage to floors and walls, but not damage from a slow leak that went on for weeks. Take photos before you clean up and call your agent. If you have a home warranty, call that company first, because they usually send their own contractor.

Mobile homes & snowbirds

Mobile Homes, Park Models & Snowbird Homes

Nearly half the homes in Apache Junction are mobile or manufactured homes, and the town's population roughly doubles each winter when seasonal residents arrive. These homes need water heater service that fits how they're built and how they're used.

Mobile and manufactured homes

  • Under HUD rules, gas water heaters in manufactured homes have to be models listed for manufactured-home use, so a standard store-shelf heater often isn't the right replacement.
  • Many of these heaters sit in a closet you reach from outside, with little room to work.
  • Leaks damage particleboard and wood floors quickly. If the floor near the closet feels soft, tell us when you call so we can check it before installing a new heater.
  • If you live in a mobile home or RV park, let us know so we can plan around your park's rules for access and parking.

Snowbird homes: before you leave and when you come back

Leaving for the summer: turn off the cold-water valve to the heater, switch off the breaker on an electric unit, or set a gas unit to "Vacation" or "Pilot." Coming back in the fall: turn the water on slowly, look at the tank, valves and pan for drips, and run a hot faucet until the air clears before turning the heat back on. Found a leak when you got back? Call (480) 555-0147. We're open around the clock.

What a Proper Water Heater Repair or Replacement Includes

Many leaks trace back to shortcuts in an earlier installation. When we replace a heater, these are the items we check, and you can use this list to compare quotes:

  • A drain pan with a drain line that carries water to a safe place
  • A full-size T&P discharge pipe to the pan or an approved spot, never capped or reduced
  • An expansion tank where the home's plumbing needs one
  • A working shut-off valve and flex connectors on the water lines
  • For gas heaters: a sediment trap (drip leg), secure vent connections and enough combustion air
  • A solid stand in place of water-damaged wood and drywall platforms
  • Temperature set around 120°F, which the U.S. Department of Energy suggests for most homes
  • Removal of the old water heater

Do I need a permit to replace a water heater in Apache Junction?

Usually, yes. Inside city limits, permits are handled by the City of Apache Junction Development Services (Building Safety) at 300 E. Superstition Blvd, through the city's online MyGovernmentOnline portal. Homes outside city limits fall under Pinal County, and Gold Canyon and Mesa have their own rules. Ask us about permit requirements for your home when you call. More in our water heater replacement guide.

Questions

Water Heater Leak Repair Apache Junction, AZ: FAQs

What should I do first if my water heater is leaking?

Turn off the cold-water valve on top of the tank, then turn off the breaker (electric) or set the gas control to "Off" or "Pilot" (gas). Open a hot faucet to release pressure, protect the floor, and call Apache Junction Water Heater Pros at (480) 555-0147. We're open 24/7.

Is it safe to use hot water while my water heater is leaking?

For a small drip from a valve or fitting, it's usually fine for a short time. If the tank itself is leaking, shut off the water and the power or gas until it's replaced, because a rusting tank can fail suddenly.

Can a leaking water heater explode?

A leaking tank is very unlikely to explode. The real danger is a relief valve that's blocked, capped or broken on a tank that overheats. That's why the T&P valve and its pipe must never be plugged.

Why is my water heater leaking from the bottom?

The three usual causes are a drain valve that won't seal (often because of hard-water sediment), water from the relief valve pipe pooling at the base, or a tank that has rusted through. The first two are repairable. The third means a new water heater.

How long do water heaters last in Apache Junction?

Tank water heaters often last 8–12 years nationally. With East Valley hard water and heat, many start leaking or rumbling at 7–9 years, especially if they've never been flushed. Tankless units can last 20 years or more with yearly descaling.

How often should I flush my water heater?

With water at 13–16 grains of hardness, once a year is a good rule. Rumbling or popping usually means sediment has built up and a flush is overdue. Tankless heaters should be descaled once a year.

Do you work on mobile home water heaters?

Yes. We repair and replace water heaters in mobile homes, manufactured homes and park models throughout Apache Junction and Gold Canyon, using models suited to manufactured homes.

Are you really open 24 hours?

Yes. Apache Junction Water Heater Pros is open 24 hours a day, 7 days a week, including nights, weekends and holidays. Call (480) 555-0147 whenever you notice a leak.

Should I replace my leaking tank with a tankless water heater?

Tankless costs more up front, about $3,000–$4,200 installed in the Phoenix area, but it lasts longer and won't run out of hot water. In hard water it needs yearly descaling. For one or two people, or a smaller home, a new tank is often the better value. We'll walk you through both.

Who pays for a leaking water heater in a rental?

In most Arizona rentals, the landlord is responsible for keeping hot water working, but your lease is what counts. Tenants should shut off the water, take photos and notify the landlord in writing. Landlords and property managers can call us directly to schedule the repair. This isn't legal advice.
