Why You Have No Hot Water
When the hot water stops, the cause is usually one part, not the whole heater. On electric units it's often a tripped breaker, a high-limit switch or a burned-out element. On gas units it's often the pilot, thermocouple or gas supply. Tankless units usually show an error code. Check the safe basics first, then call us to test the rest.
Most of these calls end in a repair, not a new heater. "No hot water at all," "it runs out fast" and "it's only lukewarm" point to different parts, so this page is split that way.
For leaks, noises, valves and everything else, see our full repair service page.
Safety: If you smell gas (a rotten-egg smell) near the heater, don't relight the pilot, flip switches or use your phone inside. Leave the house and call 911 and Southwest Gas, or your propane supplier, from outside.
Three Questions to Answer First
Every no hot water repair Apache Junction, AZ call we take starts with the same three questions. Answer them before you open any panel. They narrow things down a lot.
- Is it gas, electric or tankless? Gas tanks have a vent pipe on top and a burner door at the bottom. Electric tanks have a cable on top and side access panels. Tankless units hang on the wall.
- Is it no hot water, or not enough? Cold at every tap points to the heat source. Hot for a few minutes, then cold, points to an element, dip tube or sediment.
- Is it one faucet or the whole house? One cold shower with hot water everywhere else is usually the shower valve or a mixing valve, not the heater.
Electric Water Heater: No Hot Water
Did the breaker trip?
Find the double breaker marked "water heater" or "WH." If it's off or in the middle, switch it fully off, then on. If it trips again right away, leave it off. Something is shorted, often an element, and resetting it over and over isn't safe.
What is the red reset button on my water heater?
That's the high-limit switch, sometimes called the ECO. It sits behind the upper access panel and cuts power if the water gets too hot. Turn the breaker off first, then remove the panel and the insulation, and press the button firmly.
Safety: The reset button sits next to live wiring, so the breaker must be off before you open the panel. If the button trips again within a day or two, stop resetting it. A stuck thermostat or a grounded element is making the water overheat, and that needs testing.
Upper element or lower element?
Most household electric tanks have two elements, each with its own thermostat. The upper one heats first. If the upper element or thermostat fails, you get no hot water at all. If the lower element fails, you get a little hot water that runs out fast. In Apache Junction's hard water, scale builds up on the lower element and burns it out sooner. We test both and replace only what failed.
Could a monsoon storm have caused this?
Yes. Monsoon season here runs June 15 to September 30, and its outages and power surges often trip the high-limit or burn out an element. If the hot water quit after a storm, tell us when you call.
Gas Water Heater: No Hot Water
With gas, the question is whether the burner lights. Most tanks have a small window near the bottom to see the pilot.
Why did my pilot light go out?
A draft, a gas interruption or a dirty pilot can put it out once. If it relights by the label steps and stays lit, you may be done. If it goes out again, the thermocouple (or thermopile on some models) is the usual suspect. That small part tells the gas valve the pilot is burning, and when it wears out, the valve shuts the gas off.
Only relight if the label steps are clear to you and there's no gas smell.
Is the gas getting to the heater?
Check that the gas shutoff on the heater's supply pipe is open (handle in line with the pipe). If your stove has no gas either, call Southwest Gas or your propane supplier.
What if the pilot won't light at all?
Most gas tanks made in the last 20 years or so have a flame arrestor at the bottom (the FVIR design). It keeps flames from escaping into the room, but it can clog with dust, lint or pet hair. When it does, the burner starves for air and may lock out. Some models also have a thermal switch that shuts the burner down and has to be reset or replaced. A clogged arrestor or a failed gas control valve is a job for us, not a DIY fix.
Tankless Water Heater: No Hot Water
Most tankless units show an error code on the front panel or remote.
- Write down the error code. It points to ignition, flow, venting or overheating.
- Check the flow. A tankless heater needs a minimum flow to turn on. A faucet barely open, or a clogged inlet screen, may not trigger it.
- Think about scale. In water at 13–16 grains per gallon, scale in the heat exchanger causes overheating codes, cold bursts and shutdowns. Descaling often brings the unit back.
- Check gas and power. Gas tankless units still need electricity for the fan and controls, so a tripped outlet or breaker stops them too.
For codes that don't clear, see our tankless water heater repair service. We clean inlet screens, descale, and test igniters, flame sensors and flow sensors.
Not Enough Hot Water, or Only Lukewarm
If the heater makes some hot water but not enough, the list of causes changes.
| What happens | Likely cause | Who fixes it |
|---|---|---|
| Hot for a few minutes, then cold (electric) | Failed lower element or thermostat | Us |
| Hot runs out sooner every month | Sediment filling the tank bottom | Flush, or replace if old |
| Lukewarm right from the start | Broken dip tube mixing cold into the hot | Us |
| Water is warm but the dial is low | Thermostat set too low or out of calibration | You can check the dial; we test the rest |
| One shower lukewarm, other taps fine | Worn shower cartridge or mixing valve | Plumbing repair |
| Hot water only lukewarm since a new install | Mixing valve set low, or a crossed connection | Us |
What does a broken dip tube do?
The dip tube is a plastic pipe that sends incoming cold water to the bottom of the tank. If it cracks or breaks off, cold water mixes in at the top, right where the hot water leaves. You get lukewarm water no matter how hot the tank is.
Does sediment really cut down hot water?
It can. A thick layer takes up room in the tank and insulates the water from the gas burner. If your tank rumbles and the hot water doesn't last, a water heater flush may help, depending on the tank's age.
"It's Only Lukewarm" in Summer
In July, when the average high is about 105°F, the cold water coming into your home can be very warm. That changes how hot water feels in a few ways.
- Your "cold" tap may run warm, so the mix at the shower feels off.
- Some people turn the heater down for summer and forget to turn it back up in fall.
- The heater may be fine, and the real issue is a mixing or shower valve set for winter water.
If the hot tap alone is lukewarm, that's a real heater problem. The DOE suggests about 120°F for most homes.
What You Can Check vs. When to Call
Safe for most homeowners
Reset a breaker once. Check the thermostat dial or gas control setting. Make sure the gas valve is open. Relight a pilot by the label if there's no gas smell. Write down a tankless error code. Press the high-limit reset with the power off.
Time to call us
Breaker or reset trips again. Pilot won't stay lit. Any gas smell. Burner won't light at all. Error codes that come back. Water coming from the tank. Any work on live wiring or gas parts.
If you need to turn the heater off while you wait, our guide on how to shut off a water heater shows each step for gas, electric and tankless units. If it's late at night and you also have water on the floor, our emergency water heater repair page covers what to do first.
Is it worth fixing, or is the heater done?
Mostly it comes down to age. A new element on a five-year-old tank is an easy call; a rusty 12-year-old tank is not. Not sure how old yours is? Our guide to reading your water heater's age shows where to look.

No Hot Water Repair Apache Junction, AZ: FAQs
Why is there no hot water but the heater seems to be running?
On an electric tank, you might hear nothing at all, so "running" is hard to judge. On gas, a pilot can be lit while the burner never fires, which points to the gas control or thermostat. On either type, a broken dip tube can make a working heater feel cold. Testing settles it quickly.
How long does it take to get hot water back after a repair?
A typical 40- or 50-gallon gas tank reheats in about an hour after a repair. Electric tanks take longer, often an hour and a half to two hours. Tankless units make hot water as soon as they're working again.
Why does my water heater keep tripping the reset button?
Repeated trips mean the water is overheating or the switch itself has failed. Common causes are a thermostat stuck on, an element shorted to the tank, or loose wiring. Pressing the button again only buys time. It needs testing with the power off.
Can a power outage leave me without hot water?
Yes. Electric tanks and tankless units can trip a breaker or the high-limit switch when power comes back with a surge. Gas tanks with electronic ignition can lock out too. Check the breaker and the reset first, then call if that doesn't do it.
My gas heater has a pilot but the water is still cold. What's wrong?
The pilot alone doesn't heat the water; the main burner does. If the pilot is lit but the burner never comes on, the thermostat dial may be set too low, or the gas control valve may have failed. A clogged flame arrestor can also stop the burner from lighting properly.
